การพัฒนาตัวแบบการจัดการคุณภาพของระบบบริหารงานสีเขียว ในกลุ่มธุรกิจพัฒนาอสังหาริมทรัพย์ประเภทคอนโดมิเนียม

Abstract

ปัญหาสภาวะโลกร้อนในปัจจุบันเกิดขึ้นทั่วโลก แนวทางสำคัญสำหรับการจัดการเพื่อให้เกิดความเป็นมิตรต่อสิ่งแวดล้อม คือการจัดการในการนำทรัพยากรมาใช้อย่างมีประสิทธิภาพตอบ สนองความต้องการของลูกค้า และเป็นมิตรต่อสิ่งแวดล้อมงานวิจัยนี้มีวัตถุประสงค์หลักเพื่อ พัฒนาตัวแบบการจัดการคุณภาพของระบบบริหารงานสีเขียวในกลุ่มอสังหาริมทรัพย์ประเภทคอนโดมิเนียม โดยใช้การวิจัยเชิงคุณภาพด้วยเทคนิคการวิจัยอนาคต (EDFR) และการวิจัยเชิงปริมาณด้วยเทคนิคการวิเคราะห์องค์ประกอบเชิงยืนยัน (CFA) โดยการวิจัยด้วยเทคนิค EDFR ใช้การสัมภาษณ์ผู้เชี่ยวชาญ ผู้บริหารองค์การจำนวน 12 คน ลูกค้าคอนโดมิเนียมจำนวน 4 คน และนักวิชาการจำนวน 3 คน และการวิจัยด้วยเทคนิค CFA ใช้การเก็บแบบสอบถาม โดยการสุ่มตัวอย่างแบบเจาะจงกับพนักงานปฏิบัติงานในองค์กรที่ประกอบธุรกิจอสังหาริมทรัพย์ประเภทคอนโดมิเนียมที่ผ่านการรับรองผลกระทบต่อสิ่งแวดล้อม จำนวน 800 คน ผลการวิจัยด้วยเทคนิควิจัย EDFR และเทคนิควิจัย CFA พบว่า การจัดการคุณภาพมุ่งสู่สีเขียว ประกอบด้วย องค์ประกอบหลักทางด้านการจัดการ 3 ด้านด้วยกัน ด้านที่1 คือ ด้านการจัดการระบบคิดแห่งคุณภาพ ได้แก่ ภาวะผู้นำ การจัดการคนเก่ง องค์กรแห่งการเรียนรู้ การจัดการความรู้ ความรับผิดชอบต่อสังคม และการจัดการสีเขียว ส่วนด้านที่ 2 คือ ด้านการจัดการจัดการบริหารงานแห่งคุณภาพ ได้แก่ การวางแผน การจัดโครงสร้างองค์กร การอำนวยการ การสื่อสารและประสานงาน การรายงาน และการจัดการทุนและผลตอบแทน ส่วนด้านสุดท้าย คือ ด้านการจัดการเครื่องมือแห่งคุณภาพ ได้แก่ การจัดการโลจิสติกส์ การจัดการความสูญเปล่า การควบคุมคุณภาพ และการจัดการ 3 ส โดยผลการวิเคราะห์มิมิค โมเดล ด้านการจัดการคุณภาพมุ่งสู่สีเขียว พบว่า ด้านระบบความคิด มีค่า β เท่ากับ 0.85 ด้านการบริหารงาน มีค่า β เท่ากับ 0.81 และด้านเครื่องมือมีค่า β เท่ากับ 0.73 มีค่า p-value เท่ากับ 0.76 ค่าดัชนีวัดความสอดคล้องของข้อมูล CFI GFI และ AGFI มีค่าเข้าใกล้ 1.0 ซึ่งผ่านเกณฑ์ทุกค่า

Currently, global warming is happening around the world. The important method could manage to be eco-friendly that was to use resources efficiently and responded customer requirement. This paper aimed to develop a model of green concept quality management for condominium. This research used both qualitative research method with Ethnographic Delphi Futures Research (EDFR) which need to interviewed 12 specialist executives 4 condominium’s customer and 3 academician, and quantitative research method with Confirmatory Factor Analysis (CFA) which used questionnaire by purpose sampling with real estate business of 800 condominium category’s staff that was certificated the environmental impact assessment The result from EDFR and CFA revealed that green quality management consists of three principal. First, management qualitative thinking system, that was leadership, talent management, learning organization, knowledge management, Corporate Social Responsibility and green management. second, management the qualitative administration, that consists of planning, organizing, staffing, communication and coordination, reporting, capital management and return. Finally, management the qualitative tools, that include logistics management, lean management, quality control and 3s management. For three aspects of green quality management was analyzed by Mimic model found that thinking system β was equal 0.85, management β was equal 0.81, tools β was equal 0.73, P-value is equal 0.76. The model goodness-of-fit index is consistent with the empirical data on all specified criteria of CFI GFI and AGFI were approach 1.0 which had passed the evaluation
